Visit the Real Estate website for current information and support.The initial release of Tririga Real Estate Management will focus on the ability to track every agreement managed by the Real Estate department. As the real estate needs of the university increase, Tririga will be the much needed infrastructure to strategically manage our real estate portfolio in terms of:
- Storing a record and electronic copy of every agreement managed by Real Estate
- Allowing client departments to have direct access to their agreements and reports
- Generating detailed reports in multiple formats
- Providing accurate data to ensure consistent and accurate reporting
- Having the ability to perform strategic space planning, lease consolidation analysis and cost savings opportunity analysis
- Auto-sending electronic notifications about upcoming critical lease decision dates to all lease stakeholders so decisions are made proactively and strategically
Planned Enhancements
Future enhancements of Tririga Real Estate Management will focus on integrating with other university systems:
- Integration with the university’s new Financial Information System in July 2020 will provide:
- Automation of the payments received process.
- The ability to break out revenue and expenses (Departments currently only pay “rent” and do not separate out common area maintenance expenses like parking and utilities).
- Proactive tracking of rent payments made to landlords by all departments leasing real estate off campus (currently departments are responsible for paying their own rent and Real Estate has no way to find out if rent has been paid).
- Integration with the UCOP accounting system to allow annual receipt of information to comply with new Governmental Accounting Standards Board lease accounting requirements, which go into effect in 2020.
- Integration with the human resources database for updated contacts and hierarchical data (hierarchical data, like department moves to other VCs or departmental name changes, is static, so there is no easy way to track and match records).
- Integration with the Tririga Space Management database to allow for space data to be analyzed with real estate agreement data and more strategic decision-making.
Additionally, we'll have the ability to:
- Create a central repository of all documents and information related to campus leases.
- Produce periodic lease reports established and required by UCOP.
